OTHER TERMS
A. The vendor shall execute a Deed of Assignment in respect of the allocated plot, apartment or housing unit and the buyer shall undertake to perfect the title to the allotted plot, apartment or housing unit including obtaining governors consent thereto and shall bear all costs and expenses thereof including cost of surveying the plot, development levy and VAT .
B. The buyer shall obtain all building permits and approvals from the relevant authorities and adhere to all development guide contained in the contract of sales, including all town planning regulations within the estate when developing allotted plots
C. Buyer shall directly or by proxy undertake the payments of estate service charge and maintenance of all common facilities within the property including the industrial borehole, transfer pumps, central generators etc. that is shared by all occupants and the cost of such services shall be borne by all occupants proportionately. The cost of repair, replacement, day to day running of the mechanical and electrical equipment and or other major plants and machinery shall also be borne by all occupants whenever due.
D. It is a condition of sale that the buyer covenants to perform and observes the covenant, terms and conditions in the Certificate of Occupancy from which the vendors derives its title and to pay the ground rent, service charge and any other charges as will be contained in the sales agreement and any increment on the said charges as well as to payment for electricity consumed on the property.
E. The buyer shall pay and discharge all future tenement rates and other taxes, duties, assessments, imposition and other out- goings of an annual and recurrent nature which are now or may at any time hereinafter after during the term hereby created be charged, levied, assessed or imposed upon the housing unit within the property by Federal, State or Local Government
